Developer Updates Plans For Shoma One At 3650 Bird Road, Miami, Florida

In May 2021, Florida YIMBY reported on Shoma One, a residential complex featuring two high-rise towers. Now, our sources indicate that the developer, Shoma Group, has filed updated plans with Miami-Dade County officials. Previously, plans called for a 17-story and 18-story tower, set to offer 391 units. Expanded plans call for 748 apartments in two 40-story towers, with homes ranging from 400 to 1,200 square feet each. Shoma Group hopes to tap into the county’s workforce housing density bonuses and offer 12.5 percent of the apartments as workforce housing. That would be about 93 apartments.

Shoma Group proposes pair of 40-story towers near Metrorail station (Photos)

This article highlights Shoma One and how Shoma Group previously proposed developing the site with two 18-story towers with a total of 391 apartments. However, since the county recently expanded the Rapid Transit Zone area around public transit stations to permit more density and allow applications to go through county staff instead of the city, Shoma One will now have 748 apartments, 20,000 square feet of commercial space, and 718 parking spaces. Shoma will reserve 12.5% of the apartments for workforce housing. Additionally, the article mentions that the apartments would range from 400 to 1,200 square feet.
